Walking through the buying process
STEP 1: Contact Courtney or Hal
STEP 2: Let's discuss what you want in a home and get you prequalified!
STEP 3: Speak with a lender about getting prequalified so we can get you in a comfortable payment that won't max out your budget
STEP 4: Let's start the house hunting
STEP 5: We find the home especially for you and write an offer
STEP 6: We negotiate the offer to get you the best deal we can
STEP 7: We get the contract sent to your lender and attorney
STEP 8: We go through the loan process and the lender orders the appraisal
STEP 9: We have your home inspection to determine if there are any problems with regard to the structure, mechanics, electricals, roof or heating and a/c unit
STEP 10: If there are problems then we ask the seller to fix them, accept it as-is, or negotiate
STEP 11: The attorney orders the title work and prepares your closing statement
STEP 12: The seller orders the CL-100, this is the wood, termite, and moisture report done by licensed termite companies to ensure there are no problems with the afore mentioned items
STEP 13: If there were were any problems with these items the seller is to remedy the situation with a licensed contractor
STEP 14: Start packing because we're going to closing!
STEP 15: We walk through the home a final time and make sure everything is as it was when we first viewed the home and any improvements have been made
STEP 16: Bring a certified check to the attorney's office where we'll sign the paperwork and you get the keys! Congratulations!
